Hardwick Mountain Property Owners Association
Minutes of Board Meeting held on 10/07/2021 at 7:00 P.M.
at the former Montagna residence
Present: John Barnhill, Kai Dozier, Steve Hovanic, Susan Jammé, Carl Prober
Business Items discussed:
1.) Roadside Maintenance Work Party: Since there are some areas along roadsides where the crusher run gravel has eroded away, it was agreed to hold a work party day on Saturday, October 30, to remediate the problem areas as needed. Work will commence at 8:00 A.M. and likely be completed by noon. Kai will advise all property owners of the event and have two dump truck loads of gravel brought in and staged as in the past.
2.) Pavement Maintenance Completed: Kai noted that the sunken area on Hardwick Mountain Drive has been repaired by C & G Paving (an excellent repair was made by cutting the problem area out, rather than just paving over the low spot). Now that this has been corrected, there are no other localized repairs needed at the present time.
3.) Dog Running Loose: Several months ago there was a problem with a dog from one of the rental properties running loose in the neighborhood. A board member contacted the owners of the property and the problem was rectified. The situation has occurred again recently, but it is hoped that another contact with the owners and renters will be sufficient to prevent this from becoming a continual issue. A board member volunteered to discuss the matter with the property owners.
4.) Unsightly Appearance of a Property: Anyone traveling on Hardwick Mountain Drive is aware of a property whose roadside edge is very unsightly and overgrown with weeds. A letter will be drafted, signed by all Board members and sent to the owner requesting that corrective action be taken to maintain their property in a more orderly fashion. The relevant portions of the Restrictive Covenants requiring property owners to keep their property roadside edges clean and neat will be noted in the letter.
5.) Discussion of By-Laws and Restrictive Covenants: Discussion was held concerning the need to bring these documents up to date (e.g., reference to “Developer” is no longer applicable). Further Board and Association discussions will take place.
There being no further business, the meeting was adjourned.
Respectfully submitted,
Steve Hovanic, Secretary
